Inspection Method: The roof was Traversed and the roof was inspected in a typical fashion. Roof Style: The dwelling has a Hip Style roof configuration.
The dwelling has a Gable Style roof configuration.
Roof Material: The roof surface is covered with Fiberglass Shingles. Roof Age: The age of the roof is 1 Years.The roof surface has 1 Layer Roof Observations: The roof was inspected and appears to be in Average condition. No major defects, prior leaks or active leaks were observed and therefor is unremarkable. Recommendation: The roof should be monitored for leaks or defects that may become evident with weathering. Trees and/or other Vegetation are in Contact with, or are close to the roof surface. Damage to the roof may result, especially during wind storms. Trees and/or other vegetation can also act as a conduit for wood destroying insects to enter the property.

Recommendation: Trees and/or other vegetation should be trimmed back and/or removed as necessary to prevent damage to roof by contact, and infestation by wood destroying insects. Trees or Vegetation Overhang the roof surface in a close vertical proximity. This condition may allow debris to collect on the roof surface and or wood destroying insects to come in contact with the roof surface. Dead branches may also fall onto the roof surface, causing a hole or leak.

Recommendation: Trees and/or other vegetation should be trimmed back and/or removed as necessary to prevent damage to roof by contact, and infestation by wood destroying insects.
FLASHING
Flashing Material: The flashing material is Aluminum. Flashing Observations: The flashing is in Average condition. There were no signs of prior or active leaks or deficiencies at the time of inspection. Recommendation: There is no concern at this time. However the flashing should be monitored for leaks or defects that may become evident with weathering.
VENT PIPES
The vent pipe(s) exiting on the roof surface are in Average condition. The boot flashings appear to be in good condition and installed correctly. No repairs are needed at this time. Recommendation: Client should monitor the vent penetrations and flashings for corrosion or leaks that can occur over time.
FASCIA
The fascia boards were inspected and appear to be in Average condition. Recommendation: There are no concerns at this time but, client should monitor for peeling paint or signs of rot that may become evident with weathering and/or age.
BARGE BOARD
The barge boards were inspected and appear to be in Average condition. Recommendation: There are no concerns at this time but, client should monitor for peeling paint or signs of rot that may become evident with weathering and/or age.
SOFFITS
The soffits were inspected and appear to be in Average condition therefor unremarkable. Recommendation: There are no recommendations at this time.
VENTILATION
Ventilation Method: The roof structure is vented via the Soffits. The roof structure is vented via the Ridge. Ventilation Observations: Upon inspecting the roof ventilation it appears that there is Adequate Ventilation for the roof surface area, which is about 1 square foot for every 200 feet of attic floor space. Recommendation: There is no concern at this time. Vents should be kept clear of debris and or other blockages.
GUTTERS
One or more of the gutters are Blocked With Debris. This can cause gutters no to function properly and overflow. This overflow can result in the accumulation of water around the structures foundation, which in turn, can easily enter basements and crawl spaces if they exist. This accumulated water is a conducive condition to wood destroying insects, mold, mildew and other organisms. Furthermore this accumulation of water may cause the foundation of the structure to settle abnormally and possibly fail over time.

Recommendation: Clean gutters as necessary. Gutters can be cleaned by a do-it-yourselfer.
DOWNSPOUTS
One or more downspouts are Blocked with Debris.

Recommendation: Downspouts should be cleared of any obstructions so they function as intended.
