This summary report is based on a thorough inspection of the property listed above.
Below are the findings of the inspector.
FOUNDATION
Inspection of the foundation was limited becasue it was a Slab on Grade and most of it was not visible due to floor coverings.
EXTERIOR
One or more of the fences or gates located on the property are damaged or bent. Client may want to have a professional fence company straighten or replace the fencing.
ROOF
Trees and/or other Vegetation are in Contact with, or are close to the roof surface. Damage to the roof may result, especially during wind storms. Trees and/or other vegetation can also act as a conduit for wood destroying insects to enter the property.
Recommendation: Trees and/or other vegetation should be trimmed back and/or removed as necessary to prevent damage to roof by contact, and infestation by wood destroying insects.
Trees or Vegetation Overhang the roof surface in a close vertical proximity. This condition may allow debris to collect on the roof surface and or wood destroying insects to come in contact with the roof surface. Dead branches may also fall onto the roof surface, causing a hole or leak.
Recommendation: Trees and/or other vegetation should be trimmed back and/or removed as necessary to prevent damage to roof by contact, and infestation by wood destroying insects.
One or more of the gutters are Blocked With Debris. This can cause gutters no to function properly and overflow.One or more downspouts are Blocked with Debris.
ATTIC
Access to the entire attic was somewhat restricted because of low access or other inaccessibility.The insulation observed in the attic was Uneven in one or more areas. The insulation may not be performing to its full potential.
Recommendation: The client should consult a qualified contractor to Re-Adjust or Replace the Insulation that is missing or uneven.
INTERIOR
The garge door is physically damaged. The client may want to replace the door at this location..
PLUMBING
The exhaust vent or flue on the hot water heater is not installed correctly. This can lead to leakage of harmful gases into the living space. This is a safety hazard.According to the serial numbers on the hot water heaters, they are 22 years old. The normal life expectancy of a hot water heater is about 12 to 15 years. The water heaters may need to be replaced in the near futureAt the time of the inspection the shower and/or bathtub drain in bathroom 1 appeared to be Clogged. Recommendation: The client may want to consult a Qualified Plumber in Your Area to assess and make any necessary repairs, such as plunging or snaking the drains.
ELECTRIC
When tested by the inspector, one or more of the GFCI outlets did not trip. This is a potential shock hazard.
Recommendation: The client may want to consult a Qualified Electrician in Your Area who can replace the faulty GFCIs.
The location of this outlet is in the utility room.
When the receptacles were tested, one or more of the outlets Hot and Neutral Wires Were Reversed. This is a potential shock hazard. Teh location of this outlet is in the family room
